Buying a house is probably one of the most expensive purchases you will ever make, but everyday people do just that without a second thought. They commit themselves to thousands of pounds of debt without expert help and yet they wouldn't buy a second hand car without taking along someone who knew a thing or two about cars.
It is a common mistake to think that the solicitor, mortgage broker and estate agent will keep you straight and ensure you don't get into something you shouldn't.
However the reality is very different, it is not a mortgage brokers or solicitors place to comment on the property you are buying. It is not for them to decide whether the property you are buying is good value for money, whether it will have resale issues in the future, whether it will still be mortgagable in 10 years, whether it will let out or just sit empty, their job is just to be sure that in terms of the mortgage and actual transfer of the property that all the work is done within the confines of their regulators. This service is exactly the same as the property Finding Service (PFS), with the exception of finding the property for you.
Many clients come to us already having found a property and in some cases made the offer. This is not an issue if you are at this stage, although ideally it would be best for us to get your mortgage in place and get everything lined up for when you do find a house.
Once you have found a property we will carry out some desktop research to ensure that it is mortgagable (to reduce the risk of a lost survey fee), not at risk of flood and there are no obvious issues which would hinder the purchase or resale.
We would also make a realistic assessment of the value before proceeding to make an offer on your behalf. This may sound simple, but time and again we receive calls from people who decided to go it alone, thinking they would save money by not paying for our services and in one recent case a couple who asked for our help on their remortgage, we found that not only did they pay more for their new build semi detached house than anyone else, they paid £10,000 more than the most expensive detached house on the street. Their lack of knowledge actually left them £30,000 out of pocket!

AF&V Launchpad is an initiative that accommodates up to 36 Veterans and their partners in fully self-contained rental apartments in the centre of Newcastle. The facility at Avondale House in the Byker Estate has onsite employment and business support and is geared towards assisting veterans young and old to make a successful transition to civilian life. Members can stay for up to 2 years in order to establish themselves in full time employment or businesses of their own. AF&V Estates aspires to replicate this initiative in other cities throughout the UK.
